Every roof we install — standing seam, exposed fastener, cladding, or repair — is backed by a 10-year workmanship warranty. If there is a defect in our installation within 10 years, we fix it. No arguments, no runaround.

All steel panels installed by Legacy carry a 40-year manufacturer's finish warranty covering against peeling, chipping, cracking, and significant colour fade. This warranty is issued by the manufacturer and transfers with the property.
The 25-year leak-free warranty is our strongest guarantee — and we mean every word of it. A metal roof installed correctly, on a properly prepared substrate, with adequate insulation and ventilation, should not leak for the life of the building.
To issue this warranty with confidence, we require the following conditions to be met at the time of installation. These aren't arbitrary — each one directly affects the long-term performance of your roof. We assess every one of them before we start work.
All existing roofing material must be removed, exposing the deck for inspection. No over-shingle installations qualify for the 25-year warranty.
The roof deck must be structurally sound and free of rot, moisture damage, or soft spots. Any damaged decking is replaced as part of the installation at an additional material cost, clearly outlined in your estimate.
Full ice and water shield underlayment must be installed across the entire deck surface — not just at the eaves. This is standard on all our full tear-off installations and is the single most important layer under your metal roof.
The attic space must have adequate insulation meeting current Ontario Building Code minimums. Insufficient insulation causes heat loss through the roof deck, leading to ice damming — which is a building envelope failure, not a roofing failure. See the full explanation below.
Adequate intake and exhaust ventilation must be present. Poor ventilation causes moisture buildup in the attic, condensation on the underside of the deck, and accelerated deterioration of roofing components.
All roofing materials — panels, underlayment, fasteners, sealants, and trim — must be Legacy-supplied or approved in writing. Warranty is void if non-approved materials are substituted after installation.

"We have installed metal roofs that, in every technical sense, should not leak. And they don't — under normal weather conditions. What causes problems is heat escaping through the attic, melting snow on the roof, and that water refreezing at the eave edge. That's not a roof failure. That's a building envelope failure."
Ice damming is one of the most misunderstood issues in roofing. It is not caused by a faulty roof. It is caused by warm air escaping from the living space through an under-insulated attic, warming the roof deck above it, and melting the snow that sits on the roof.
That meltwater runs down the slope until it reaches the cold eave overhang — which sits above unconditioned exterior air — and refreezes into a dam of ice. Water backs up behind the dam and can infiltrate even a perfectly installed roof at the seams, eave edge, and penetrations.
Ice and water shield provides significant protection against ice dam infiltration, which is one of the key reasons we recommend it on every installation. But no roofing system — metal or otherwise — can fully compensate for severe heat loss through the attic. The fix is insulation, not a different roof.
Warm air from the living space rises and escapes through an inadequately insulated attic floor, warming the roof deck from below.
The warmed deck melts the snow above it. Meltwater runs down the roof slope toward the eaves.
The eave overhang sits above cold exterior air. Meltwater reaches this zone and refreezes, building up a ridge of ice — the dam.
Water pools behind the ice dam and is forced back up under the roofing system — through seams, at the eave edge, and around penetrations.
Before issuing a 25-year warranty, we assess attic insulation and ventilation as part of our site visit. If we identify a potential ice damming risk, we flag it clearly — in writing — before any work begins. You know what you're dealing with before we start.
On all full tear-off installations, we install full ice and water shield across the entire deck — not just the minimum code requirement at the eaves. This significantly increases protection against ice dam infiltration even where some heat loss is present.
If your attic insulation doesn't meet our warranty requirements, we'll tell you. We can recommend what's needed to qualify, connect you with an insulation contractor, or proceed without the 25-year warranty — with a full explanation of the tradeoff documented in your agreement.
Water infiltration caused by ice dams resulting from insufficient attic insulation or ventilation is a building envelope issue and is not covered under the leak-free warranty. This is documented and explained at the time of estimate.
Damage caused by falling objects, foot traffic, hail beyond standard weather events, or any external physical impact is not covered under the workmanship warranty.
Any modifications, additions, or repairs made to the roof by parties other than Legacy Metal Roofing after installation void the workmanship warranty on affected areas.
Installations completed over existing shingles are covered by the standard 10-year workmanship warranty and 40-year manufacturer finish warranty. The 25-year leak-free warranty does not apply.
Moisture damage resulting from inadequate attic ventilation, including condensation on the underside of the deck, is a building systems issue and falls outside roofing warranty coverage.
Damage caused by events outside normal weather parameters — including tornadoes, hurricanes, or catastrophic ice events — fall outside standard warranty coverage and are typically covered under home insurance.
